Konversionsflächen im Mittelpunkt des Messe Auftrittes
Sie ist die größte Fachmesse für Immobilien und Investitionen in Europa – die EXPO REAL, die in diesem Jahr vom 7. bis zum 9. Oktober in München ihre Pforten öffnet. Auch 2013 ist Mannheim auf dem Stand 130 in der Halle C1 präsent. Der Fachbereich für Wirtschafts- und Strukturförderung, die Geschäftsstelle Konversion, die MWS Projektentwicklungsgesellschaft mbH (MWSP) und die Projektkoordination Glückstein-Quartier vertreten die Stadt Mannheim gemeinsam. Im Zentrum des Auftritts steht das Thema Konversion.
Zum Messeauftakt spricht am 7. Oktober um 13:30 Uhr Professor Dr. Clemens Fuest, Präsident des Mannheimer Zentrums für Europäische Wirtschaftsforschung, über die wirtschaftspolitischen Herausforderungen der kommenden Bundesregierung. Um 14:30 Uhr steht eine Podiumsdiskussion zu dem Thema „Kultur, Konsum, Konversion – Wer treibt die Zukunft an Rhein und Neckar?“ auf der Tagesordnung. Teilnehmer sind Lothar Quast, Bürgermeister für Planung, Bauen, Verkehr und Sport der Stadt Mannheim, die Oberbürgermeisterin der Stadt Ludwigshafen Dr. Eva Lohse, Bernd Stadel, 1. Bürgermeister der Stadt Heidelberg, und Stefan Dallinger, Landrat des Rhein-Neckar-Kreises.
Konversionsprojekte
Mit dem Abzug der US-Streitkräfte ergibt sich die einmalige Chance, exzellente Standorte in bester Lage für Gewerbe und Wohnen zu entwickeln. Hierzu stehen auf der Expo Real in erster Linie die Taylor Barracks im Stadtteil Vogelstang sowie die benachbarte Fläche Benjamin Franklin Village in Käfertal im Fokus.
Die Taylor Barracks mit rund 46 Hektar Fläche, die die MWSP im Juli 2013 erwarb, sollen zu einem Gewerbegebiet der Zukunft mit hohem Anspruch an Gestaltung und Ökologie werden. In einem ersten Schritt hat die Firma Bombardier im Rahmen eines Forschungsprojekts des Bundes eine Primove-Teststrecke für den Betrieb von Elektrobussen mit Induktionstechnologie eingerichtet. Zukünftig soll ein interessanter Standort mit einem Nutzungsmix aus Medien- und Bildungscampus, Kleingewerbe, Handwerk und Produktion, Green Logistic und Flächen für Büro und Dienstleistung entstehen.
Glückstein-Quartier
Im „Glückstein-Quartier“, dem 33 Hektar großen Entwicklungsgebiet im Lindenhof, geht es mit schnellen Schritten voran. Im letzten Sommer fiel die Entscheidung von Bilfinger, die Konzernzentrale dort anzusiedeln. Jetzt bereitet Bilfinger die Auslobung des Architekturwettbewerbs für das Gebäude direkt am Zugang des Hauptbahnhofs vor. Auf dem Nachbargrundstück wird im Jahr 2014 der Bau eines öffentlichen Parkhauses mit 700-800 Stellplätzen beginnen. Dafür wird ebenfalls ein Architekturwettbewerb ausgeschrieben. Das Mannheimer Bauunternehmen Diringer & Scheidel bereitet inzwischen den Bauantrag für das Grundstück „Quartier hoch vier“ gegenüber dem Hanns-Glückstein-Park vor. Der Entwurf für die Büro- und Wohnbebauung stammt aus der Feder von Sacker Architekten aus Freiburg.
Der Hanns-Glückstein-Park als grüne Mitte des Glückstein-Quartiers wird neu gestaltet und vergrößert. Dafür hat die Stadt Mannheim einen landschaftsplanerischen Wettbewerb ausgelobt, in dem auch die Baufenster für die geplanten Stadtvillen am Rande des Parks festgelegt werden. Über weitere Baugrundstücke laufen Verhandlungen. Das Interesse sowohl von Projektentwicklern wie auch von künftigen Mietern ist groß, berichtet Ottmar Schmitt, Leiter der Projektkoordination Glückstein-Quartier.
Flächenangebot in bestehenden Gewerbegebieten
Neben dem Glückstein-Quartier und den Konversionsgebieten bietet der Wirtschaftsstandort Mannheim Bestandsunternehmen und Ansiedlungsinteressierten auch in den bereits bestehenden Gewerbegebieten eine gut ausgebaute Infrastruktur sowie branchenbezogene Vorteile. Während der Gewerbepark Eastsite als hochwertiger Bürostandort für Technologieorientierte Unternehmen gilt, wird in der Hans-Thoma-Straße Süd und dem Gewerbegebiet Steinweg klein- und mittelständischen Unternehmen Platz geboten.
Besucher der Expo Real München können sich vom 7. bis 9. Oktober von den Chancen und Potenzialen in Mannheim am Gemeinschaftsstand der Metropolregion Rhein-Neckar überzeugen.
